Taking the time to sell property yourself can bring you more of a profit. However, you have to work at advertising and promoting the property. One of the easiest and least expensive methods of advertising is online, and there are several ways of promoting your land. In some cases, advertising online may have a slight monthly or yearly cost, but if you are Internet savvy, or are willing to learn about advertising and promoting your property online, you can do the work yourself and avoid all advertising fees. You can advertise using only one online method, or by using a combination of methods.

1. Take pictures of your acreage. Selling anything online without good pictures is almost impossible. If you are not an outstanding photographer then contract the services of a photographer for a few hours. This may seem like an unnecessary expense but it may mean the difference between selling your property or not.
2. Have your acreage appraised. You want to price your land right. If the price is not competitive, it won't sell no matter how much you advertise.
3. Create a website, or blog that advertises your land. Use free website design tools offered by Web servers, or use free blogging software like Blogger, Blog Spot or WordPress. If you don't feel comfortable doing this yourself, you can have a website created for you. Small design firms offer websites starting at around $500. Websites are a great way to advertise because you can write detailed features and aspects of the land for sale. Add photographs and important information about the property like amenities, distance from towns, cities, complexes or urban development. Be sure to add all of your contact information to your website or blog. Once you have your blog or website finished you can promote it on social networks like Facebook, Twitter, or LinkedIn.
4. List your land on free online advertising sites like Craigslist, Classifieds for Free or US Free Ads. Add pictures to your listing, good ad copy and your contact information. Even if you decide to create a blog or Web page to advertise your site, you can also use these free classified sites to promote your website and acreage.
5. List your property on websites like Land and Farm, Land Watch or Land Sale Listings. These sites often charge a monthly fee, but get a lot of visitors to the site, who are looking for acreage.
